Q: When will I receive payment for the sale of my home?

A: You will receive payment as pre-determined in your seller forms in a check or wire at settlement.

Q: How will you obtain my mortgage payoff information?

A: We send all sellers a property questionnaire through a secure link to obtain property info.

Q: Can we pre-sign before the scheduled closing date?

A: Yes, of course. We can coordinate a time that works best for you pending any issues clearing title and obtaining a payoff if needed 

Q:Will the power/water/gas be shut off prior to my move in date?

A: No, However it is your responsibility as the buyer to arrange power and gas. If you are on public water, the title company will transfer the water billing into your name.

Q:When will my title be recorded?

A: immediately post closing, all documents will 

be recorded. Typically it takes anywhere from one to two weeks for your documents to show up on Maryland Land Records.

Q: When do I wire my funds?

A: Rule of thumb, wire your funds to us two days before settlement. This ensures that we have the funds ready in our account.

Important Settlement Procedures

  • The Settlement time and place will be coordinated with all involved parties and is officiated by the settlement or closing agent.

  • Please note that if you are using a POA (Power of Attorney) we will need the original at closing. It will be returned to you after it has been recorded

  • Your photo ID is required.
